Horizon Realty Services (HRS) operates a Fundraising Program
for non-profit organizations. Under the HRS Fundraising
Program, members of a 501(c)3 organization notify HRS of
any person who needs to find a real estate agent to help
him buy or sell real estate anywhere in North America.
HRS then helps that person locate a qualified real estate
agent, saving the customer time, effort, and expense plus
increasing the likelihood of a successful completion to
his transaction. The organization receives a substantial
donation when the transaction is completed. And there is
no cost or obligation to either the organization or the
person who was referred for this service.
Horizon Realty Services is licensed (#01514339) by the
CA Department of Real Estate to perform these services.
Following is more detailed information about how the program
works:
Who can participate in the HRS Fundraising Program?
The program is designed to benefit non-profit
organizations, their members, volunteers, and friends. The
organization must be a registered 501(c)3 non-profit organization,
government agency, church, religious organization, or school.
How much money can an organization earn?
Your organization receives 40% of the HRS referral
fee. The actual donation amount depends upon the final sales
price of the real property. Based on the median sales price
of a house in California in August 2005, your organization
would earn $1,707 with each referral, or approximately
0.3% of the actual sales price of the property as a donation
at close of escrow.
What is the cost to an organization for participating?
There is no cost. The HRS fundraising program
is totally free.
What are some of the advantages of this fundraising
program?
Your organization does not have to rent a hall,
solicit door prizes, sell tickets or candy bars, expend
time and effort, or commit to extensive printing or advertising
costs--but instead can concentrate more fully on the important
goals your organization was formed for.
What does my organization do to participate?
To receive a check, any of your members would
simply call a toll-free phone number specifically assigned
to your organization to inform us about a person who is
thinking of buying or selling real estate anywhere in North
America and who needs a real estate agent to assist him.
Your member will be given specific instructions that will
ensure proper credit to your organization. We then contact
the referred person to determine what he needs in a real
estate agent and we locate a qualified agent who meets that
person's needs. When the transaction is completed, your
organization receives a donation check in the name of your
member.
What if the person already knows of an agent
he wants to work with?
If your member knows of a specific real estate
agent he'd like to work with, your organization may still
participate in the program. Your member, at the time of
his request for services, would simply provide us with the
name of that agent. HRS will contact that agent and we will
still be able to make a donation to your organization as
outlined above.
How many referrals can my organization make?
There is no limit. Any of your members, volunteers,
and friends can make as many referrals as they wish. Your
organization will receive a donation check when any of these
referrals leads to a completed transaction.
Does the referral have to be for an organization
member?
No. The referral can be for anyone. It just has
to be made by a member, volunteer, or friend of your organization
to ensure that your organization benefits.
Does the referral have to be for a local person
or local property?
No. The referral can be for a person who lives
anywhere in North America. The real property can also be
located anywhere in North America. We have staff fluent
in Spanish and French as well as English.
Do members have to spend time and effort looking
for people to refer?
Absolutely not. We are not asking your members
to go out and actively search for people who need an agent--by
law, only a licensed real estate agent can do that. What
we are doing is offering your organization the opportunity
to benefit from our "matching" referral service.
When the real estate transaction is successfully completed,
HRS makes a donation to your organization.
For an organization to participate, do our members
have to use this service?
Absolutely not. Use of this service is purely
voluntary; however, we encourage you to inform your membership
that this service is available and that using it can benefit
your organization with cash donations.
Are there any limits on how an organization may
use this donation?
No, there are no specifications or limitations
on how the money may be used. Your organization can decide
for itself how best to spend the donation.
Is there any liability to the organization?
No liability is incurred by your organization
when agreeing to give or to receive a service, and real
estate agents involved in transactions carry Errors &
Omissions insurance. Your organization is not endorsing
a particular product, service, or company. You are merely
letting your members know about a free 'matching' service,
which, if they choose to use, can directly benefit your
organization--without obligation to either the user or your
organization.
Why is this a useful service?
Without this HRS service, a person could spend
literally hours and incur considerable expense (especially
if long distances are involved), trying to locate one (or
more) agents for possible representation. This HRS service
not only reduces the time, effort, and expense spent by
an individual when locating an agent, but also increases
the likelihood that the person will be successful in completing
his transaction with a minimum of stress while also receiving
outstanding service.
How would a typical transaction work?
Let's say one of your members has an aunt who
wants to sell her home in Maine and move to Florida. Your
member calls the HRS toll-free number assigned to your organization
and leaves contact information. HRS calls your member back
for any additional details we may need, then calls the aunt
to determine her needs and preferences in an agent, should
she decide to use our services. HRS locates a qualified
agent who meets those needs and preferences and then that
agent contacts the aunt and helps her sell her home in Maine.
(We can also provide the same service for her purchase in
Florida, resulting in two HRS donations to your organization.)
No costs are incurred nor fees charged to your member, your
organization or the aunt for our locating the agent. This
is a free service.
At close of escrow, the agent pays a referral
fee (usually 25% of the commission) to HRS and HRS donates
40% of that fee to your organization. Stated another way,
the referral-donation to your organization equals approximately
0.3% of the sales price of the subject property.
