What are these specialized services?

They are called "referrals." You inform your broker that a person you know is looking for a real estate agent to help him buy or sell a property anywhere in North America. That way you not only help that person locate an agent suited to help him, but you also receive a check for this service when the transaction is completed at close of escrow.

How much could I earn by providing this service?

Based on the California Association of Realtors' figures for a median house price in Humboldt County, your check would be for $1,499 for each referral. If the referral were for elsewhere in Northern California, your check would be for $1,847 and based on the median house price for all of California, you would earn $2,442 for each referral. Your referrals are not limited to California, but could be for anywhere in North America, each time based on a percentage of the actual sales price of the property. All you have to do is to notify Horizon Realty Services that a person is looking for a real estate agent and we do the rest.

Why do I need to be employed by a broker?

California state law prohibits a salesperson from engaging in any real estate activities, including referrals, unless he is employed by a broker. The employing broker is legally responsible for the real estate activities of a salesperson. All transactions by law are between brokers, with the sales agent sharing resultant commissions based on prior agreement between the agent and broker. To collect your referral fee, you must have a California real estate salesperson's license and be employed by a real estate broker.

Why should I use Horizon Realty Services as my broker?

Most brokers require that their salespersons work as real estate agents who represent buyers and sellers in traditional real estate transactions. Horizon Realty Services employs only salespersons who provide referrals. So Horizon Realty Services is ideal for the licensee who does not want to work full time in real estate but who would still like to earn periodic income from having a real estate license without all the traditional hassles and expenses.

If you have already made the investment in obtaining a license and decided not to use it as a primary source of income, you may find it cost-effective to keep your license active so you can add to your income periodically by earning an unlimited number of referral fees.

What are my expenses when I place my license with Horizon Realty Services?

Absolutely none! Horizon does not require you to pay a desk or franchise fee. You have no expenses for stationery, business cards, insurance, advertising, signs, telephone or other usual real estate salesperson expenses. There is also no expenditure of time and effort on your part in working with a client or obtaining listings. To receive your paycheck, you merely wait until escrow closes while Horizon monitors the transaction for you.

If I have let my real estate license expire, how can I reactivate it?

If it has been less than two years since your license expired, you may renew your license under the regular renewal procedure. The required courses must be completed within the four-year period immediately preceding the date the CA Department of Real Estate (DRE) receives the late renewal application. If it has been more than two years since your license expired, you must apply for a new license under the first-time license procedure.
